Step 1: Register with Us

Let’s get started! To help you in your property search, please register your details using one of the following methods:

– On Property Portals: You can also register through various platforms like Rightmove, Zoopla, PrimeLocation, etc.

– In Person: Feel free to visit us at our office located at 35 Belsize Lane, Belsize Park NW3 5AS

Step 2: Viewing Properties

Once registered, we can arrange viewings for selected flats or houses in person or virtually, if or you prefer, we can provide live video tours upon request. This allows you to explore properties from the comfort of your home or from abroad.

Step 3: Putting in an Offer

When you’ve found a property that feels like home, we’ll guide you through the offer process. We will help you determine a competitive offer that’s likely to be accepted. To submit your offer, you can request an offer form by reaching out to us.

Step 4: Securing Your Chosen Property

Once your offer has been accepted by the landlord, you’ll need to secure the property by paying a holding deposit equivalent to one week’s rent. Our team will be in touch shortly to arrange your Holding Deposit Request at a time that’s convenient for you. Please note that the terms of this deposit are subject to contract.

Step 5: Reference Checks

Once we have received your holding deposit, we will initiate the reference checking process. You’ll need to provide the relevant details, which can be found on the rental offer form.

Step 6: Signing the Tenancy Agreement

After successfully completing the reference checks, you will be required to sign the tenancy
agreement based on the mutually agreed terms. For the agreement to be binding, the landlord must also countersign it. Please ensure that you read and understand the agreement in full before signing. At this stage, you will also need to pay your balance (4 weeks of your deposit and agreed rent upfront).

Step 7: Preparing for Moving In

Before your moving-in date, your landlord usually arranges for an inventory clerk to prepare a detailed inventory and schedule of condition for your property. Additionally, we’ll assist you with:

– Utility Transfers: Helping you move your utilities into your name where possible.

– Deposit Protection: Ensuring your deposit is secured with the appropriate protection scheme.

– Safety Regulations: Verifying that your new home complies with all necessary safety
regulations.

Step 8: Moving In!

Congratulations! Once everything is settled, you’re ready to move into your new home. We’re here to support you throughout the entire process and help your transition run smoothly.
