– Letting Services – Let Only Service: 10.0% + VAT (12.0% including VAT)

– Renewal of Tenancy Beyond the First Year: 7,5% + VAT (9.0% including VAT) per annum

 

Additional Services and Charges

– Deposit Handling and Protection Admin Charge: £60.00 including VAT

– Duplication and Testing of Extra Keys: £60.00 including VAT

– Preparing Inventory and Schedule of Condition: From £120.00 to £360.00 including VAT (depending on the size of the property)

– Issuing Notice Seeking Possession on Behalf of the Landlord: £240.00 including VAT

– Administration of Non-Resident Landlords Tax Return: £150.00 including VAT

– Maintenance Repair Float: £250.00 (to keep in the landlord’s client account for future
expenses)

– Redirection of Mail Overseas: Cost of postage

– Arranging Gas Safety Check: £30.00 including VAT + cost of the safety certificate

– Obtaining Estimates and Supervision of Major Works: 24% including VAT of the total cost of the works, including labour, materials and professional reports.

– Energy Performance Certificate – Admin Fee: £30.00 including VAT + cost of certificate

– Electrical Installation Condition Report – Admin Fee: £30.00 including VAT + cost of certificate

 

Miscellaneous Charges

– Hourly Rate for Other Work: £84.00 including VAT

– Specific Letters Requested by a Landlord: £120.00 including VAT

– Issuing Rent Increase Notice: Included as part of our service

– Pre-Letting Regulation Check Advice: Included as part of our service

– Right to Rent Check: Included in our service

– Resident/Non-Resident Landlord Tax Return if Requested by HMRC: £120.00 including VAT

– Preparation of Annual Accounts (if requested): £150.00 including VAT per property

 

Optional Property Management Services

– Rent Collection and Property Management: Additional 6.0% including VAT + cost of Let Only Fee (total 18.0% including VAT)

– Inventory Check-In with Clerk Present (upon request): From £120.00 to £360.00 including VAT (depending on the size of the property)

– Inventory Check-Out with Clerk Present (upon request): From £120.00 to £360.00 including VAT (depending on the size of the property)

– Interim Schedule of Condition Prepared by Inventory Clerk (upon request): £60.00 to £240.00 including VAT (depending on the size of the property)

– Assistance with insurance claims (additional management fee applies)

– Management of property during vacant periods. £120 incl. VAT per month + bills
