1. Letting Services

Core Fees

  • Let Only Service: 10.0% + VAT (12.0% including VAT)
  • Renewal of Tenancy (after the first year and onwards): 7.5% + VAT (9.0% including VAT) per annum

2. Additional Services & Charges

  • Key duplication/testing: cost of key(s) + £60.00 including VAT
  • Inventory check-in/check-out (property size dependent): £120.00 – £360.00 including VAT
  • Section 8 Notice issue and delivery: £360.00 including VAT
  • Maintenance repair float (held in client account): £250.00
  • Mail redirection: Cost of postage
  • Gas Safety Check: Engineer’s fee + £50 admin fee
  • Energy Performance Certificate (EPC): Assessor’s fee + £50 admin fee
  • Electrical Installation Condition Report (EICR): Electrician’s fee + £50 admin fee
  • Major works supervision (over £1,000): 24% including VAT of total cost

    • Smoke & Carbon Monoxide Alarm Installation: cost of alarm + £60.00 – £120.00 including VAT (per alarm installed)
    • Smoke/CO Alarm Testing (mid-tenancy visit): £60.00 including VAT
    • Legionella Risk Assessment: cost of assessment + £120.00 – £180.00 including VAT
    • Pre-Tenancy Professional Clean Arrangement: Cleaning cost + £30.00 admin fee
    • End-of-Tenancy Cleaning Arrangement: Cleaning cost + £30.00 admin fee
    • Utility Notification Service (move-in/out): £30.00 – £50.00 including VAT per utility
    • Handyman`s Arrangement Service: Contractor cost + £60.00 admin fee per callout
    • Out-of-Hours Contractor Call-Out Coordination: Contractor cost £90.00 including VAT per callout
    • Mid-Term Compliance & Safety Check (alarms, hazards, visual inspection): £120.00 including VAT
    • Vacant Property Insurance-Compliance Inspections: £90.00 including VAT
    • Rent Chasing for Let-Only Landlords (if requested): £30.00 per chase or £90.00 per arrears cycle
    • Appliance Testing (PAT) – if arranged: Contractor cost + £30.00 admin fee
    • Floorplan Arrangement (for marketing, optional): Provider fee + £30.00 admin fee
    • EICR Re-Inspection Coordination (if failed): £50.00 admin fee

3. Miscellaneous Charges

  • Hourly rate for additional work: £120.00 including VAT
  • Landlord-requested specific letters: £150.00 including VAT
  • Resident/Non-Resident Landlord Tax Return: £150.00 including VAT
  • Annual accounts preparation: £150.00 including VAT per property

Optional Miscellaneous Items

  • Bank transfer / international payment fees
  • File retrieval or document archiving
  • Photocopying / document reproduction
  • Contractor arranging fees (outside normal scope)
  • Bank detail change administration (if required)

4. Property Management Services (Optional)

Full Management

  • Rent Collection & Property Management: Additional 6.0% including VAT
    (Total including Let Only Fee: 18.0% including VAT)

Optional Add-On Services

  • Interim schedule of condition during tenancy: £150.00 – £360.00
  • Insurance claim assistance:
    • £360 for claims up to £5,000
    • Claims over £5,000 charged at an hourly rate
  • Court attendance / legal support (upon request)
  • Licensing application assistance: £400 including VAT + licence fee
  • Vacant property management: £150 per month including VAT + bills
