3. Thorough Tenant Screening
We carefully interview prospective tenants, conducting full reference checks that include bank references, employer confirmations, and previous landlord character references. For added security, we may request a guarantor. If the tenant is a company, a full bank reference or credit check will be performed.
4. Tenancy Agreements
We provide a professionally drafted tenancy agreement tailored to your property, ensuring
compliance with current regulations.
5. Right to Rent Checks
In line with the Immigration Act 2014, we carry out initial right to rent checks to ensure legal compliance for all tenants.
6. Deposit Handling
We collect the tenant’s security deposit and register it with the chosen deposit protection scheme. At the end of the tenancy, we manage the deposit return process, assessing the property for any damages beyond fair wear and tear.
7. Rent Collection
Our team collects rent as part of our management service as stipulated in the tenancy agreement, forwarding the payments to the landlord- typically within 7 days- after deducting any applicable fees. Detailed rent statements are provided for transparency.
8. Utility Management
Where possible, we coordinate with service companies (gas, electricity, water, and council tax) for meter readings and the transfer of service contracts to the tenant, while strictly adhering to GDPR regulations.
9. Property Inspections
For managed properties, regular inspections are conducted upon request, where we engage an inventory clerk to prepare a Schedule of Condition and inspection reports, ensuring your property is maintained.
10. Maintenance and Repairs
If we manage your property, we will handle all aspects of property maintenance by coordinating repair work, obtaining
estimates, supervising tradesmen, and settling accounts using rent received, all while adhering to agreed-upon management limits.
11. Handling Costs and Payments
We manage all payments on behalf of the landlord from rents collected for any managed property, ensuring a seamless financial operation.
12. End of Tenancy Checks
At the end of the tenancy, we carry out a full property inspection and arrange an inventory review. For managed properties, we will prepare and negotiate a schedule of costs for any damage before the deposit is released.
