Pre-instruction property advice
Lexingtons offers a free service to Landlords where we advise you on the rentability of your property, how to maximise your rental income, what the market trends are and the estimated rental value of your property. We will also advise you on the prevailing legislative changes that may affect the rental of your property. This includes information on Assured Shorthold Tenancies, Company Lets and Houses in Multiple Occupation.
Finding a tenant:
Our experienced staff are committed to finding a suitable tenant for your property, with an aim to minimise your void period and with the highest, achievable rent. Our database holds a high number of prospective tenants, ready to move in immediately within NW3 and surrounding areas.
Our professional, referencing company checks the financial history and the background of all prospective tenants, to ensure that the tenants are suitable to rent your property.
Lexingtons will draw up a tenancy agreement. Our tenancy agreement is reviewed and updated on a regular basis by our legal property advisers.
Lexingtons will recommend an inventory clerk to prepare an inventory report for your property, at the start of the tenancy and the inventory will also be checked at the end of the tenancy. The inventory clerk will prepare a list of differences, if required. The cost for the inventory service is shared between the Landlord and the Tenant.
Lexingtons is a member of DPS (Deposit Protection Service) and will protect each security deposit, with the Scheme on your behalf.
